Sales & Marketing Manager

Empire Residences is entering a new era. We are pivoting from land sales to launching some of the largest luxury apartment projects in Sri Lanka. We need a powerhouse Sales & Marketing Manager who doesn’t just manage—they dominate the market.
Core responsibilities
- Commercial strategy: Develop and execute high-level sales and marketing blueprints to ensure flagship apartment projects are sold out within timelines.
- Sales leadership: Recruit, mentor, and drive a high-performance sales team to hit aggressive multi-billion rupee targets.
- Government & regulatory liaison: Manage high-level relationships and coordinate with government bodies (UDA, CMC, etc.) to ensure marketing and sales compliance.
- Brand positioning: Transform Empire Residences into a premium high-rise developer through innovative digital, traditional, and event-based marketing.
- Investor relations: Directly engage and negotiate with high-net-worth individuals (HNWIs) and corporate investment groups.
- Market intelligence: Provide the board with data-driven insights on pricing, competitor moves, and emerging real estate trends.
Candidate requirements
- Industry tenure: Minimum of 10+ years of total experience in the real estate/construction industry.
- Sector expertise: At least 3+ years of direct experience in a managerial role specifically within the apartment or high-rise sector.
- Network: Proven track record and established contacts with relevant government bodies in Sri Lanka.
- Communication: Exceptional negotiation skills with professional fluency in English and Sinhala.
- Education: A degree in marketing or business management; professional qualifications (CIM/SLIM) are a distinct advantage.
