General Manager – Apartments

Empire Residences, a premier leader in land sales and property development in Sri Lanka, is entering an exciting new phase of growth. As we expand our established land business into the luxury apartment and high-rise housing sector, we are seeking a strategic, high-caliber General Manager to lead this transition and oversee our upcoming residential developments.

As General Manager, you will be the driving force behind our new apartment projects. You will provide end-to-end leadership from initial concept and feasibility through to construction and final handover. You will be responsible for transforming our strategic vision into high-performing residential assets while ensuring all projects are delivered on time and within budget.

Key responsibilities

1. Strategic expansion: Lead the company’s transition from land-only projects to large-scale apartment developments.
2. Project leadership: Oversee the entire project lifecycle, including planning, design, procurement, and construction.
3. Regulatory compliance: Ensure UDA and CMC (Colombo Municipal Council) is the only relevant local body, or use a broader term like “local authorities” if your projects extend beyond Colombo.
4. Stakeholder management: Coordinate and lead multi-disciplinary teams, including architects, engineers, contractors, and consultants.
5. Market strategy: Utilize deep market knowledge to guide investment appraisals and feasibility studies for new developments.
6. Financial oversight: Manage project budgets, cost optimization, and financial performance monitoring to ensure high ROI.

Candidate requirements

1. Experience: Minimum of 3 years or 3+ years of experience in a similar General Manager or Senior Management role specifically within the apartment or high-rise housing sector.
2. Network: Proven track record and established contacts with relevant government bodies and regulatory authorities in Sri Lanka.
3. Market knowledge: In-depth understanding of the local real estate market, including current trends, pricing, and buyer preferences.
4. Education: Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related discipline. An MBA or MSc in Project Management is highly preferred.
5. Leadership: Exceptional leadership skills with the ability to manage large, multi-disciplinary teams and drive a high-performance culture.
6. Technical proficiency: Strong knowledge of contract administration, quality assurance, and modern construction technologies.
